Don’t assume that just because you know one agency expects 6% of the sale price that every agency in town expects 6%. Commission is NOT set by local rules, regulations or whatever. In the area where I live, we’ve a dozen agencies and half a dozen commissions. My broker had a policy that if it was a high priced property, the commission percentage was less than it was on a lesser priced property. We’re talking the difference between $400,000 and $90,000 priced homes. Anyway, just call around. Explain that you are a potential seller and you are shopping for the best deal. Also, if you get an agency that charges 3% instead of %6, don’t expect less from that agency. 3%, 6%, 10%, you still deserve 110% dedication from your agent!

6% is the norm in Arizona.

3% to your agent and 3% to the agent that brings the buyer.

You can negotiate to offer your agent 2% IF YOU BUY YOUR NEXT PROPERTY FROM THEM.

I do this for my seller’s and they really like the win-win.

This varies by local custom. Here in St. Louis, the listing broker will charge about 7%. This is negotiable, but that’s pretty much the average. When the house sells, the listing broker will get 55% of the commission and the selling broker will get 45%. They usually split their shares with the agent that sells the property 50/50.

Call and ask. That’s the best way to find out.
