Without a realtor, you'll be stuck paying hundreds of dollars for news paper ads (which the realtor is currently paying for) and have to talk to every unqualified looser who knocks on your front door. Best advice- leave it on the market and see what happens. If he has not fulfilled his contractual duties, then he has broken the contract and you're free to go to another agent/company. Alternately, call his supervisor and make it known that you are completely dissatisfied with their company's service! If you signed up for something significantly less than that, I could understand his lack of creative marketing but not customer service. Something just doesn't sound right with the 4 levels to me.
