how would you handle this realestate agaent?

Our house has been on the market for 3 months now. For the past month its been quiet. So we called our agent up and asked if he would come over and we could talk about what we could do to get people more interested in the house. He called back saying hes going to send a email. Ok. So his email was not even a paragraph which said either to lower the price or pay him more. We already told him that we cant sell the house for less then we paid for it. Even if its the same amount just not lower. And as for his commision he does it in 4 levels and we are at the 3rd. All he has done is put the house in the paper. People who did come were told about the house from their own agent. Why would we pay him top dollar to do nothing. How would you deal with this issue. Because its driving us nuts. He wouldnt even come talk to us face to face. The last time we saw him was when he listed the house 3 months ago.
the contract was for 6 months. So 3 more months to go.
with the levels he uses as commission is percentage you pay for his "efforts" . so as of right now we would be paying him 6% to sell the house. If we went to the top level it would be 7% total commisson.
Im from Canada. I understand the market i really do. Thats not my concern. My concern is the agent.

When does your listing expire? If it isn’t going to be for a while yet, ask for your listing to be cancelled.

I don’t understand about the 4 levels of commission & you are at the 3rd??? He has 4 different commission plans he offers to sellers based upon his efforts??? 6% total is common with 3% going to the listing office and 3% going to the selling office. If you signed up for something significantly less than that, I could understand his lack of creative marketing but not customer service. Something just doesn’t sound right with the 4 levels to me.

You need new life to be breathed into your listing & it’s stale with this agent. Relisting with another agent that will employ more creative marketing efforts will get you back on the hot sheets & back in prospect’s MLS listing carts.

Good lord NO!!! He’s a crook! He hasn’t earned the 6%. Just out of morbid curiosity, how much of the 6% is he offering to the selling office?

Did he offer any type of service guarantee or customer service speel when you listed, like if you are not totally wowed/satisfied by my service you can…?

  2. You are stuck with him till your listing runs out. Then I would try For Sale by Owner. You can cut your price a bit since you won’t have to pay the full sales commission. Offer the agent who brings you the buyer an extra $1000.00 or so. It’s amazing the marketing you can do on your own. Craigslist etc.

  3. Get away from him ASAP. He is a crook.

    Commissions are standard and a decent agent does everything to get his clients home exposure. While you can expect to sell through another agent it is your agent that makes the house sound interesting and desirable in the MLS, just adding it does not get it sold.

  4. How long is your listing contract? If you are dissatisfied with him then call his Broker. If he is the Broker then see if he will release you from the listing contract without a fee. If that is not possible then wait out the listing period and do not renew. Find a better REALTOR and be willing to pay the full commission.

    You also have to realize that this is a difficult market and the likelihood of you getting back what you paid for it is not likely. This is true in particular if you bought during the time period when prices were exaggerated. You will lose money if you sell during this buyer’s market.

    What does your listing contract say as far as his responsibilities? If he has not fulfilled his contractual duties, then he has broken the contract and you’re free to go to another agent/company. Alternately, call his supervisor and make it known that you are completely dissatisfied with their company’s service! The squeaky wheel and all!

  7. Bottom line- with the market FLOODED with listings and foreclosures (all over the US), no matter which agent you choose, your house isn’t going to sell anywhere near what you paid for it (because you did voluntarily overpay for it) or sell any sooner.

    Without a realtor, you’ll be stuck paying hundreds of dollars for news paper ads (which the realtor is currently paying for) and have to talk to every unqualified looser who knocks on your front door.

    Best advice- leave it on the market and see what happens. Sorry to be harsh but such are the times in which we live.

  8. Contact his Broker and let him know what is happening. Then after your contract expires, check our http://activerain.com/ and search your area for a new agent. Or you can ask around friends and family for a referral.
