    I live in Los Angeles and I am considering purchasing realestate in texas. I am trying to generate positive cash flow. I am looking for 1 stop place where broker can help me purchase and help me with property management. Since I live in LA it has to be someone extremely responsible and knowledgeble. If you had positive experience in this area please let me know who I should contact

    You’re too late. Too many investors have already bought, driving sale prices up and driving rental prices down.

    In San Antonio, there are new, never been lived in houses, sitting vacant since July because they’re not renting. Also, when they do rent it will not be for a positive cash flow.

    The average sale price in San Antonio is about $165K. A house in that price range, bought with a 5% down payment and 6% interest will have a mortgage (with escrows for tax and insurance) of about $1,600. That house will then be able to rent for about $975 to $1,150.

    My broker is a full time property manager and this past summer was getting calls from SO many California investors who had just bought houses that they wanted him to rent for them. Their hearts were broken when he told them the facts of how much they could rent for.

    I’am trying to veiw pictures of realestate for sale by all realestate offices on line with out being bothered by agents in northern california chico north

    if you only want just pictures, I would suggest getting a webfetcher programmed, but you are looking for listings. Agents are all not bad as long as you find the right one and you are clear about your request not to be bothered. if you start looking and find a home you like, it would be a lot better for you and your success at getting a home if you were building a relationship to a realtor. I would suggest getting an e-pro realtor and making sure they have access to client gateway or virtual office software. I’m a realtor in san diego. I set people up on an automated service that will get them links for exactly the kind of property they want in a personalized website. I check in with them and make sure they’re clear on things and answer questions for them once in a while. Some of the people on my service are just like you and I have them on the service and I only talked to them 3 or 4 times in the last 8 months. that’s the way they like it, that’s the way I will do it. The other good thing is that you will be able to see the homes if you like them and not have to talk with the listing agent(the agent that is selling the property). dealing directly with them to see a house can be very annoying. they will deffinitly try and sell you.

    How can a realestate appraisal not increase when money was put into the home?

    My house appriased at 110,000 2 years ago, since then we h ave completly gutted and renovated the following, master bedroom, bathroom, living room, and dining room. We have installed a secondary heating system. We have also added a 24 x 32 garage and a pool. along with replacing most of the electrical and plumbing. The best guess of what we have sunk in is between 40,000 and 50,000 just for materials. Our new appraial done last week only came in at 125,000. Can anyone explain to be how it is possible that I am not even able to recoup have of what we have put into the house. It doesnt seem to make any sense that putting that much money into improvements only yields a 15,000 increase in property value. That wont even touch what we have in the garagee alone. Should I order a second appraisal (the comps were on the other side of town) or have house values fallen that bad? The neighbors smaller house and smaller garage but similiar size lot is listed right now at 130,000.
    So are you guys saying that a completly renovated 3br 2 bath house would have the same appraisal value as a non renovated 3br 2 bath?

    Oh and I mentioned the neighbors house because they mentioned it to me telling me its hurting my value.

    Garages do not add $ value, although they do make selling easier.

    The pool is a liability and decreases the value, as you lost land use and they are costly to operate. The pool is the reason your house is lower then your neighbors house.

    You renovated the wrong things. The bathroom is good, but the kitchen would have been better then the bedrooms and the dining room. Unless you completely changed the flooring there isn’t that much to do to bedrooms.

    Also, house prices were inflated 2 years ago, they have dropped to a more realistic amount in many areas of the country. I am in CA and they are 25% less then 2 years ago.

    can a realestate agent find someone to qualify and assume my mortgage loan or do i have to find someone to do that myself? Do realestate agents even do that?

    Im Alabama, an agent can not do that, but should lead you to the person who can. If you are working with a realtor who only wants to deal with selling your home and not at least guide you to the proper people, DROP them and fine a new realtor.

    Don’t you think its wise to keep hyderabad in telangana?

    The new state telangana which is being formed bcos of decades of negligence by politions, expolitation by andhrites and backwardness should also loose hyderabad as its capital which is the only big city in the region and livelyhood for whole telangana? dont u think if it is made a U Territory, no one will profit except realestate brokers? The andhrites after exploiting and depriving the people of telangana of opportunities will also deprive them of the only city they are dependent on. There is not even a single city in telangana (other than hyd) which is as big as even vijawada. up on that they have Vizag a city much biger than vijawada. keeping all this in mind Don’t you think its wise to keep hyderabad in telangana?

    Ideally Hyderbad will have to be with Telangana if at all it forms, because it is surrounded by the Ranga Reddy district which comes in the Telangana region.

    The following points in your question needs to be debated:

    1. Negligence of politicians: What were the MLAs and MPs elected from the Telangana region, irrespective of their party doing all this time? If development was a serious issue and if they were unable to address the issue, why did they not step down accepting incompetence?

    2. Exploitation by Andhrites – I don’t agree to the concept of one group exploiting the other. India is a free country and please compete and prove yourselves. The same is the reason I object the MNS and SS ideology. Don’t blame others for ones drawbacks.

    3. Hyderabad as UT- I guess Hyderabad has a cosmopolitan population with migrants from across the nation and if regionalism sets in, following division, none of them will be willing to forsake their hard earned money and property through decades. Making Hyderabad a UT gives some sense of security to these people.

    4. Hyderabad with Telangana – Maybe Hyderabad can be with Telangana, provided there is an assurance on the security to the lives and property of other too.

    5. Real estate brokers – Regarding the real estate group, I am not much aware, may be you are right.

    Is it unethical for you solicitor to refer a house for sale to their husband who is a real estate agent?

    My parents who have been left a home after a family death and has been asked if they wanted to sell the house through their husband realestate agent. My gut feeling is that its a conflict of interest and unethical. I may be wrong but would love your thoughts. This is in Australia.

    There is no reason to NOT use him. Unless there is some undue pressure, merely handing you a card and saying "give my husband a call, he can take care of you" shouldn’t be a problem. Check out what he and a few other agents have to say and simply choose the best one.

    Instead of saving money in kids college fund, I am thinking of investing in realestate. Is it a good idea?

    I am thinking of making a down payment of 45000 and buying a house in houston on 15 year mortgage. After 10 year when my kid goes to collecge i can sell the house and pay for college. is that a good idea?

    Contract…Realestate (Commission)?

    Will a realtor be willing to sign a contract that states their commission is anything above a certain dollar. I need to clear $300,000 so I want the contract to say that their commission is anything above $300K. So if it sells for $320,000, they get $20,000…if it sells for $301,000 they get $1,000. Would a realtor do that? Can they do that? I spoke with realtors and they say they would list it for $319,000 and I should have no problem getting $315,000.

    This is a net listing and is NOT legal.

    The realtor has no way to effect the market value of your home. It will sell for what it’s worth. Just because you ‘need’ it to sell for 300k doesn’t mean that it will.

    My mothers landlord has sold the property and was notified today that she has to be out by this Sunday.Does any one have some advice? There is no written.signed notice giving them enough time to move out. The only thing is that she was on a month to month lease due to the fact that the was house put on the market. She has two disabled sons and my sister and her three daughters live with her. It too much of a short notice for them to find something. Can any one help if I provide detail needed.

    A month-to-month tenancy requires that they give 30-day notice to vacate, no exceptions. I’m sorry to hear this happen right before Christmas, truly, the landlord has no heart. I’ll say a prayer for your family.

    Should I change brokers 6 days before closing on a Va loan? Please help!!!!?

    Ok so long story short ….I am getting screwed by my broker he is charging me over 4000.00 more then origanial quoted and then he didn’t give me my GFE till 3 days ago a month & 10 days after I signed it. I was going with another lender at first who now that I can compare was going to give me a way better deal. My realestate agent says she will take care of it but if she cant I want to change lenders. How far would I go passed closing? I already have had a Va inspection but she said we may not be able to transfer it to a new lender if the inspector is not on there list? What is involved with transfering this close to closing? Please help!!!!
    Ok so my broker broke respa not giving me the GFE within 3 days. So I wouldn’t have been able to review the costs and espcially so I couldn’t compare it to the one I had had from my another lender. It is a long story but if my Realestate agent doesn’t take care of it I want to change bokers/ lenders. I am asking how to do that and how bad it will mess everything up? F.Y.I. GFE is a good faith estatement
    Also it will cost me 150.00 every day past the day of closing and the house is a forclosure and is owned by a bank not sure if that is important. Thanks for any help!
